1. Whether or not between House Vietnam Joint Stock Company and Van Thinh Hung Real Estate Corporation have an interrelationship?
House Vietnam Joint-Stock Company and Van Thinh Hung Real Estate Corporation are unrelated. The House Vietnam is a professional investor in real estate; we always comply with regulations of construction investment and obey Laws of Construction instructions also Laws of Housing Accommodation in Vietnam. In addition, we also focus on choosing prestige and capable partners so that we can bring the valuable products to customers. That’s the reason why customers can feel assured when invest in project with us because we believe that customer’s satisfaction is the most important foundation for our stable development.
 
2. Company and customers join venture in a project together, if customers can not invest with company any more because of an irresistible compulsion, so what is company’s solution?
In this case, we will carry on transferring/liquidating your contributed portion to third party under customer’s agreement until product was be sold, we will definitely repay your contributed portion to customers follow rate of payment after deducted extra expenses (if any).
 
 
3. What are advantages and attractions which company can give us when we buy floor at your company?
- A high profit if customers invest with us.
- It’s promptly and easily for customers to conduct transfer procedures (in case customers transfer to the other party)
- Our projects are located near to the economic-commercial center, the administration area and the high tech zone.
- Though internal decoration and design in accordance with the latest foreign catalogue, it still suitable to weather and culture in Vietnam.
- Whole dwelling area is managed generally in security and infrastructure construction by our Company.
- Warranty understructure in 5 years: roads and highways, sewage, green trees, parks...
- Customer service program in accordance with company policy.
 
 
4. Customers are only given land use right when customers invested for build up their house, so what’s time limit must customers conduct build up house?
After 2 years as from Company transfer floor (customer received floor), deadline is at the end of third quarter of 2009.
 
 
5. When will Company begin implement this process?
If you would like your house to be built up, you can conduct it right now. We have models of house, we invite you to visit our house models for reference and please give us your opinion.
 
 
6. Have you had any plan to build house for customer? We would like to have some options and house models (in detail) for reference, so where should we come to see?
We have been inviting some contractors to send us their Company Profile in order to customers can choose the contractor objectively. Company will propose at least 3 contractors for customer’s reference and have a sensible choice.
Actually, we have just shown up 2 basic house models and introduced customers at the Customer’s Conference 2007. If you have not received those models, please feel free to contact the Sales Department, we will definitively send models to you.
 
 
7. How do you take lots on consignment? How about commission and fees?
Progress for taking floor on consignment is very simple: If you would like to take floor on consignment, please contact to Sales Department – The House Vietnam and give us the price that you wanted to sell. We will distribute your floor among our branches for sales, commission: 1.5% (selling price) + VND 2,000,000 (transfer fee)
 
 
8. Whether or not Truong Thanh 2 project will be paying by installment in many periods as Truong Thanh 1? Is the selling price changed much?
Truong Thanh 2 project is going to be introduced to customers about the second quarter of 2008. About the selling price and the payment method are based on market price at the introduced project moment. At that time, our sales executives will directly contact and give detailed information to customers at the soonest time.
 
 
9. According to the Contract of Capital Investment, customer’s purpose – receiving the land use right equivalent capital (Certificate of Land) but in reality in the Certificate of Land written: Company only transfer the land use right when customers invested to build house according to the planning construction (Certificate of Land and House Title). Two above points are absolutely different?
In relation to above case: regarding to contracts that we signed with Customers before 2004, at that time in 01 July, 2004, the Government issued a new law of land: The Government will not issue the Certificate of Land for land in project (was planned) and Customers must build house completely, only then the Certificate of Land and House Title will be issued. Thus, for satisfactory to customers and company, we explained about the matter of building house to customers already. 10. If after 2 years as from Company transferred land date, but customer has not built up house as schedule, customer had no choice but to postpone and it’s overdue against the contract, so Company is be in charge of getting the Certificate of Land and House Title for Customers?
If after 2 years as from transferred land date, but customer has not built up house as schedule, customer had no choice but to postpone and it’s overdue against the contract, company do not directly get the Certificate of Land and House Title for Customer and Company only provide some necessary documents for Customers.
 
 
11. When I have already received floor, could I build up my house or not?
You can build up your house at once you received floor, at the present time Company have a model of villa in Truong Thanh ward, district 9 and there are some house models for reference and please give us your opinion.
 
 
12. Have been power line and water supplied yet?
Power lines have already supplied, but water is to wait when Tam Da Street finished in construction, the Government will supply a source of water to residence area. If customers would like to build up house right now, we will have a solution to supply water for customers.
 
 
13. Has Tam Da Street been built completely?
The first stage of Tam Da Street has been begun construction already: roadway has been widened and the red aggregate is waiting to sink. This work is conducted and managed by the Government but House Vietnam will make our effort to work with authorities to finish this problem as soon as possible.
 
 
14. Mode of payment.
It’s up to the time customers contact to our company; price and mode of payment can be changed according to market and project’s schedule.
 
 
15. How many terraced and duplex lots?
Town houses (15 houses) : 5.5m x 25m (137- 197 m2)
Terraced houses (119 houses) : 6m x 20m;  7m x 20 -> 25m (110 - 200m2)
Detached villa (36 villas) : 14 x 20m -> 28m (260 - 515m2)
Duplex villa (47 villas) : 10m x 20m; 11m x 21m (200 - 230m2)
 
 
16. Location of the Project at district 9 (with the surrounded main street).
Truong Thanh 1 Residences is located at Tam Da street, Truong Thanh ward, district 9, belonged to the east entrance to HCMC, developed by House Vietnam Joint-stock Company. It is 18km far away from the main streets as: HCMC-Long Thanh Highway, Outer Belt Road Highway. This project is also advantageous of traffic with main streets as:
  - From City Center, going through Thu Thiem Bridge, going straight Luong Dinh Cua street, turning right to Nguyen Thi Dinh street, going through Giong Ong To Bridge, turning left, going straight Nguyen Duy Trinh street about 10km to Tam Da street. Here you will see Truong Thanh 1 Project.
  - From Thu Duc Crossroads, going along Le Van Viet street, turning right to La Xuan Oai street, at Long Truong junction turning left to Nguyen Duy Trinh street, going straight about 1.5km to Tam Da street. Here you will see Truong Thanh 1 Project.
